Six bedrooms - three double rooms and three twin rooms - sleeping a total of 12 people. Extendable dining table can seat 10-12. One family bathroom with bath, separate shower, basin, WC and bidet, additional shower room with basin and WC. Further WC downstairs. A large lounge, further snug-playroom and also a library-study. Two flat-screen TVs, DVD, DAB iPod dock, micro hi-fi. Small library of books and DVDs. Kitchen with two fridge-freezers, washing machine, tumble dryer, dishwasher and microwave.
On-street parking for guests (permit) on first come first served basis. Travel cot and highchair available on request. Bed linen and towels included. Free Wi-Fi broadband. Enclosed patio garden with seating and BBQ. Up to two dogs welcome by prior arrangement.

“Luxury home ”
Good shopping areas, well maintained beaches, amusements and clean, good value restaurants and cafes.
Immaculate, well equipped property with pleasing, good quality furniture. Good, safe on-street parking with permits provided.
A nice surprise was the small amounts of items to get you going on arrival, such as tea, coffee, dishwasher tablets, bin bags etc.
The house itself is perfect for large family get together, with lots of places to gather and rooms to suit everyone, such as library, games room, dinning room with second lounge and ample bathrooms.
We would recommend this property.
Perhaps having no pets would be a good idea
Be Aware:May not be suitable for people with mobility difficulties as steep steps up to the property

“A fabulous place to stay for all the family”
We spent the weekend of our Golden Wedding Anniversary at Kings House with all our family. The house was spacious enough to allow the whole family to be together or alone if required.
The house is extremely well equipped and beautifully presented on all four levels.
We loved the fact that is was a short walk away from the beach - great for the children and dogs.
A warm, comfortable place for a large party to stay with a beautifully equipped kitchen and large dining room.
The master bedroom is superb.
Would not be suitable for anyone with severe mobility problems
Local Gems:The glorious beaches both on North bay and South Bay.
The resorts of Filey and Bridlington being not far away and worth a visit.
The old walled city of York with its many attractions was en-route.

“Great house to stay at”
The house had everything we required. Perfect accommodation with a master bedroom and a double bedroom and bathroom on each level.
Short walk both to the shops and the beach. We all had a fantastic time.
Plenty of room for all of us, it is bigger than it looks on the photographs.

“Best friends’ holiday celebration house ever”
The house was spotlessly clean, very well equipped and everything was in working order.
We were easily able to cater for 12 adults and plenty of space to have a dual 50th and 60th birthday party.
The outside seated area was private and a good space to entertain. Above-normal amount of fridge and freezer space.
The property is on four floors so might be difficult for someone disabled. We were easily able to park five cars outside the property with parking permits provided by the owner. The owner is always easy to access and seems to always have been able to accommodate requests that we have made.
The house is in a very nice area close to the sea and the town but in a quiet residential area. We would definitely go again - it is great for families and groups of friends.
Very spacious and well equipped
Local Gems:Esplanade hotel for outside balcony drink and view
British Legion Club for bingo and a great laugh with the locals

Lovely house. Decorated to a high standard. Plenty of everything, home-from-home.
Spotlessly clean and welcoming.

“Great location, great house”
This was a return stay to the best house of this size that we’ve stayed in. There was no deterioration since our visit 12 months ago - the decor is tasteful and fresh and of a qood quality, the furnishings too. The kitchen equipment is plentiful and of a high standard. There is everything you could possibly need
The location is ideal, a two minute walk to the seafront in South Bay above the Spa, and a few more minutes to the centre of town. Local shops provide cash, a Post Office, Sainsbury’s, local grocers etc..and an excellent fish and chip shop. There is also a good gallery, vintage deli and coffee shop, nice chocolates shop and a Church with amazing paintings and stained glass windows.
Great for family or friends to gather - you can all sit together in the large lounge, or around the dining table, and there are lots of very usable rooms for you to spread around in. Apparently dogs are welcome - but there are no unpleasant signs of doggy misuse! !
Anne, the owner, is extremely organised, professional and friendly and responds positively to any suggestions for improvements
Scarborough is wonderful, the old town, its history, theatres and galleries and crafts, lovely views, yet there’s the great British seaside aspects too of the harbour, beach, the Spa, ice cream parlours and chippies, and slot machines and funfair rides...
Be Aware:There are lots of steps and stairs - it is a four storey house with steps up to the front door - but if you have mobility issues, Scarborough may not be the town for you anyway

“If you’re looking for a good quality, comfortable and spacious house in Scarborough this is the one! ”
This is by far the best holiday rental I have come across. The house is beautiful in decoration, furnishings and fittings. It is extremely clean and fresh, and the bedding and towels are good quality and fresh.
There are several different living rooms which was so useful and a very refreshing change from a house that has been converted to maximum bedroom space (although this has six already).
The house is very welcoming and we found the parking outside very easy. The owner is extremely helpful and there are good information guides in the house. If you turn right out of the house you are on the Esplanade in no time and we went for many walks.
I would recommend this house for family get togethers and groups of people.
Local Gems:If you want a nice bar there is one a couple of minutes away called Soba.
We went to Ask Restaurant as the setting by the Quayside is lovely. The Italian and the Rose gardens are lovely to stroll around.
There are some nice craft and gift shops on the other side of the Grand Hotel.

“A beautiful property - great value for money and very well thought out - would recommend to anyone!”
Kings House is a beautiful property and very well kitted out which made our stay very easy (eg all utensils you could want in the kitchen).
The decor is modern but sympathetic to the history of the house and the place was spotlessly clean. It’s extremely convenient for walking around Scarborough and the additional touches such as parking permits were well thought out and very welcome.
The owner was very easy to deal with and provided full information for our stay. All round a cracking property and great value!
Plenty of space for large groups - lots of communal areas and large bedrooms.
Local Gems:Cogonis was a great restaurant - good value, friendly staff and gorgeous food.

“What a find!!”
The house was just fabulous. Fitted out extremely well and is so large it is possible to find a quiet corner for reading - as one of our party did - without having to go to bed!!
It is a large house and has stairs, but we all managed quite well.
We were celebrating two birthdays and the large kitchen area was where most of the festivities took place.
A lovely location for all and a fantastic house for large families or friends to catch up on an evening after being out all day as the dining room is perfect for exchanging the day’s events!!
Comfort. Well equipped. Everything is there to make for a relaxing holiday plus the fantastic location close to the beach
Local Gems:It is a long walk - or go by car - but Oliver’s Mount is worth a visit especially on a clear day as the view is
wonderful.
The cafe at the top is also a very good place to have a meal, snack, or just a drink.
Our proximity to the coast meant that we drove straight to the accommodation.

“A perfect location for a large group who appreciate comfort and space”
Kings House provided a brilliant location for our family group to celebrate my husband’s 40th birthday.
The house has the ’wow’ factor for both decor and space, even though we were a large group there was enough space for us not to feel crowded. A great asset when the British weather can’t be relied upon!
My favourite parts of the house were the master bedroom which is spacious and luxurious, and the basement dining-living room which we used as our socialising space.
I would recommend Kings House for large family groups who want to spend time together but still have the space to relax.

“The jewel in Scarborough’s crown”
We are a family of five and stayed here for a weekend in 2010 and we were so impressed we came back for a week with another family. There were two main reasons we returned...
1) - The house is gorgeous and spacious absolutely loads of room for everyone so we weren’t on top of each other. The decor is first rate and tasteful not dated and tired like a lot of larger places I have stayed in. Also our bed was really really comfortable and the others in our party said the same, which is unusual.
2) - The location is great - no problem parking right outside and a couple of minutes’ walk to the beaches. Scarborough is small enough to walk everywhere which I like, as always having to get in the car and find parking is just like being at home.
I really would recommend this house for large parties and it is very well equipped with everything you need and in a great location. Really can’t think of anything negative. Enjoy!

Local Gems:Fabulous beach and great for surfing.
Some nice days out in Whitby and York and the local area.
