Situated at the end of a short track with no passing traffic and only three other dwellings. 2 bathrooms. Gated, fenced, dog-safe. Beams, woodburner, WiFi, travel cot, highchair, dog crate.
Close the double gates and your dogs are safe. Follow the path and enter hallway with room for boots, coats & dog beds. Kitchen-Dining area - fully fitted kitchen and dining area to seat six. Shower-Utility room. Beamed living room with wood burning stove. Up stairs to gallery landing with seating to turn into double bed. One double bedroom and one twin room which can be made into large double. Well fitted bathroom which can be made en-suite to bedroom one.
Grassed garden with paddocks and woodland beyond. Own horses welcome - plenty of grazing and stabling. Weavers Way footpath very close to house. No passing traffic - only three other dwellings in the lane. Adjacent to village heath and common land - rich in birds and wildlife. Locally sourced starter box of groceries can be arranged, or supermarket delivery. Ready-made meals can be delivered to the door.

We love Holmes House so much we never want to leave! It is in a quiet location, within easy reach of all local amenities. House is equipped with all you need.
Walks on the doorstep and a lovely log burning fire to keep you cosy in the evenings. The garden is large, safe and secure for our dogs (and cats!) to run about and tire themselves out

“Paradise found for greyhounds and their humans”
Relaxation at its best. We had a wonderful stay at Holmes House, you are 20 yards from Weavers Way which is a beautiful peaceful path which goes on for miles.
Weasel in the garden, barn owls hunting at dusk, rabbits, birds. Every home comfort you could ask for. Lots of space for dogs to lol around and play. Comfy beds, great enclosed garden. Perfect peaceful location. Booked for next year already.

“A quiet, dog-friendly, well-equipped house in a lovely location”
Everything about our stay at Holmes House was great. From the warm welcome from Caz the owner, the very generous welcome pack,the well-equipped and comfortable house, the much appreciated dog-friendly garden and quiet location.
We enjoyed the close proximity of the Weavers Way and did many walks both from the house and travelling a short distance in the car.
I would happily recommend Holmes house to anyone wanting a quiet holiday in Norfolk

“A cosy house with all our needs catered for”
The property was very dog-friendly with no charge for the five dogs that we took. The garden was suitably enclosed so the dogs could wander freely around and a poo bin supplied for disposing of dog waste. There was also plenty of parking available.
We went for Christmas week and the house was lovely and warm with a log burning stove for extra cosiness.
The property was clean and tidy with a well-equipped kitchen and supplies of washing up liquid, dishwasher tablets and washing liquid for the washing machine.

Local Gems:The property is right on top of Weavers Way disused railway line so great walks.
Happisburgh beach is close by and brilliant for the dogs

“Always enjoy our stays with East Ruston Cottages in this area.... Hate to recommend it too much though as it’s hard enough to get a booking as it is ha ha ”
Have had several stays in the area all through the fabulous East Ruston Cottages. The owner, Caz, was there to meet and greet us. Lovely cottage with a lovely enclosed garden for our four dogs.
Lovely welcome pack waiting for us all, great walks and pubs all very close. Very comfortable cottage with a great log burner. and very comfortable beds.
Would strongly recommend a stay here, we will be back, Thank you.

“Comfortable, home-from-home, fab location - our dogs loved it!”
We were greeted by the owner of this lovely cottage, Caz. He gave us a fab tour and lots of detailed information about the property.
It really was like home from home. Our three dogs settled immediately and loved the garden.
The comfort and thought put it in to this property is brilliant, so much so, we’ve already booked to go back in Feb next year
It’s peaceful, quiet and is in a great location for trips to the beach and Weavers Way is out the gates, turn left and you’re on a walk - perfect!

“Very relaxing, very dog-friendly, loved it”
Holmes House is just amazing. The location is beautiful with walks just on your doorstep. We loved walking along Weavers Way at dusk watching the owls and other wildlife.
The dogs had a lovely enclosed garden to run around in and the house was very spacious fully equipped with everything you could possibly need. Just a couple of miles from lovely dog-friendly beaches where you could see lots of seals. Very relaxing, loved it.

“A fantastic dog friendly stay at Holmes House”
There was a lovely welcome with local produce and useful items supplied, such as tea, coffee and milk, plus homemade dog treats.
A useful addition was the provision of a temporary dog tag, so that should the worst happen and your dog gets lost, contact details will be on the collar.
Lovely walks along Weavers Way right on your doorstep and local beaches just down the road. A very peaceful and restful setting.
Any number of coastal walks within a short drive.
Be Aware:The open stairs could be a problem for dogs or young children but there was a baby gate fixed at the bottom of the stairs. Our dogs don’t go upstairs anyway, so that was not a concern for us.

“A very peaceful location in which to spend a relaxing holiday with our dog”
This was our second visit and again we had a very relaxing time. The peaceful location is perfect for our needs, i.e. dog walking straight from the cottage or on a nearby beach.
Also visiting the Broads area, having a nice pint by the river. Nearby Stalham is convenient for extra provisions.
The garden is great for our dog to safely explore and play in and owner Caz is very friendly without being intrusive.
None of the usual hassles about bringing one’s dog on holiday.
Local Gems:Sea Palling beach great for dog walking and the cafe does nice coffee and bacon rolls.
Radar Museum & Museum of Broads worth a visit.

“A happy holiday at Holmes House for dogs and humans”
An extremely dog-friendly property. Totally enclosed garden with safe walks from the door. Spacious rooms with very comfortable settees and beds. Lovely bathroom and two showers.
Lots of local dog-friendly beaches nearby - Sea Palling is especially good. A very quiet location with little traffic. The owner is very helpful and provides a welcome pack. Particularly suited for dog owners. We would not hesitate to revisit this property.
Quiet and relaxing with lots of places to visit.
Local Gems:The Star at Lessingham for an excellent meal.
Sea Palling - the beach is clean and sandy and is suitable for swimming and taking dogs on.
Hire a boat for a trip on the Broads. Wroxham is a bustling village and hires out lots of different size boats.
We stopped at Kings Lynn and Norwich which were both interesting to look round.

“Home-from-home, Holmes House!!!”
A truly beautiful place to stay, felt at home straight away. Greeted warmly by Caz and given a tour of his lovely house. Every need is catered for, it’s the perfect place for dog owners.
Plenty of space both inside and out.
Great location for picturesque walks, Weavers Way practically on the doorstep and the fab beaches nearby with expanses of sand to tire out the dogs.
A very, quiet, relaxing place to stay.
Smallsticks Cafe, near Cart Gap beach was a particular favourite. Fantastic food and lovely and clean too.
Local Gems:Again Smallsticks, Cart Gap....recommend their big breakfast, with added black pudding..yum!! Oh and the cream tea....the scones were huge!!
The Butchers Arms, great pub...really friendly, both dog and human!!! Had a lovely roast and pint of cider...and literally staggering distance from home
The Greyhound, Hickling....gorgeous food, oh and another cider!!!

“A perfect, relaxing holiday”
Just back from a week at Holmes House, I was a little nervous as I tend to avoid the busy holiday times. Neither this part of Norfolk nor Holmes House let me down.
The week started with Caz showing us round the property and pointing out all the good-to-know things like how to turn on the heat if needed, how to work the cooker etc. Caz then became totally unobtrusive until we were leaving - and only then to wish us a safe journey.
The house is very comfortable and almost hugs you on arrival, the garden is large and totally dog safe once the main gates are closed.
The Weavers Way is right on the doorstep and it’s a lovely walk either into Stalham to sample local produce or to East Ruston.
There are plenty of places to eat out who welcome you and your dog. I’ve eaten at The Pleasureboat, Hickling, The Star, Lessingham, Hill House, Happisburgh, Poppylands, Horsey. All have been incredibly welcoming and served good food.
I don’t think I’ve ever been as relaxed as I was at Holmes House. There’s no artificial noise and no passing traffic. To me it was perfect.
I would recommend this house to anyone (and already have!).

“Brilliant and very good value for money”
Lovely comfortable well-equipped and roomy accommodation. Large private garden was a bonus.
Beautiful walks, close to sandy beaches.
Friendly locals, good food and a relaxing and peaceful environment.
A dog-friendly cottage-house.....we had planned to take our dog but sadly he died suddenly a month beforehand. We will definitely book again !!
The large lounge area which is ideal for social evenings when you are too whacked to go to the pub.
Local Gems:Winterton Beach is particularly marvellous.

“True peace and relaxation!”
This is an amazing property! In beautiful, quiet location with pleasant surroundings.
The Weavers Way walk literally on the doorstep.
The owner, Caz, was brilliant welcoming us and explaining everything on arrival.
The garden is large and safe for both children and dogs.
There is a combination of walks, beachs and local attractions.
What a lovely welcome, a table set out with local goodies for people and hounds!
This was exactly what we wanted, a quiet get away from it retreat with walks on the doorstep. We took our hounds but Holmes House is also suited to families.
We also found it suitable for people with limited mobility problems.
Hasten to add we are going again next year! Can’t wait!

“Perfect holiday home with everything!”
This is the very best property my husband and I have stayed at with our family of Poodles.
The location is ideal, so peaceful and the immaculate property has everything one would ever need - two showers, one downstairs with toilet and washbasin, and one upstairs,with bath and toilet in a large bathroom, having access to one of the bedrooms, making this en suite.
A large, totally enclosed garden with access from the front of the house onto Weavers Way, where one can walk to Stalham or into the pretty village of East Ruston, on a short circular route. So, ideal for parents with young children and dog owners.
The property also has information of activities and many walks within this area, with several beaches,and the Broads a few miles away! There are local food shops with homemade produce but also a supermarket in Stalham, a few miles away. The property also has a Wi-Fi connection - such a must these days!
Caz, the owner of Holmes House is so helpful, and a mine of information!
Perfect location and a safe, enclosed property with quiet lanes to walk, and nearness to Weavers Way.
Local Gems:Fabulous pubs with good food and some allowing dogs into the bar areas.
Many clean, sandy beaches in this area.
Local food shops.
During the summer months there are many locally-grown soft-fruit shops, with vegetables, plants and flowers.

“You have to visit this place - it is amazing”
This really is an amazing property. Very high quality, with all amenities you could need. Lovely garden for dogs and walks and beaches all very close.
Super host who can never do enough for you. Our second visit and the next one is already booked. Quiet, peaceful surroundings and good walks in all weather.
Particularly suitable for large dogs.

“Dog lovers and walkers paradise!”
Holmes House couldn’t have been more perfect for a dog-friendly holiday. It was exactly as described on the web site, with Weavers Way literally right on the doorstep, a fully enclosed garden, and the most fabulous beaches at Happisburgh and Sea Palling.
The property had everything we could possibly have needed. Caz the owner left us a lovely welcome pack and was extremely helpful and friendly.
We found some great places to eat, particularly the Star at Lessingham and Smallsticks Caf at Cart Gap Beach and everywhere was dog-friendly. We had beautiful weather, so chose to sit outside all the time, but everyone invited us in and provided water (and sometimes biscuits!) for our dog Sadie.
Thoroughly recommended for anyone with a dog, or for a relaxed walking holiday.
Walks on Weavers Way, Sutton Fen Nature Reserve, Bacton Woods.

“Very dog-friendly accommodation in a fantastic part of the country”
This was our second stay at the very dog-friendly Holmes House. It’s perfect if you are looking for a very quiet, relaxing break but with nearby beachwalking options for the dog.
It’s a well equipped property with all-important dishwasher and dog-secure garden. The owner is on hand if you need anything but not in your face.
Well definitely be back for a third visit next year.
Very dog-friendly property (rugs supplied, crates available & you can leave them unsupervised).
Local Gems:Waxham and Cart Gap beaches (for less social hounds as they are very quiet).
Broadlands chippie in Stalham (for whale and chips!).
Little fudge stall in Sea Palling.
Hong Kong Chinese takeaway and Oasis Indian restaurant both in Stalham.

“Great cottage to use as a base to explore the lovely Norfolk area”
A lovely cottage set in a quiet area, with great walks right on the doorstep. Everything was provided for us, and we were delighted with the lovely goodies left for us on arrival.
A great base to explore the surrounding area, with wonderful beaches only a short drive away. There is plenty to see and do to keep young and old entertained. Our dog particularly enjoyed watching and chasing the rabbits in the back garden, she was exhausted!

Local Gems:Great beaches at Sea Palling and Happisburgh.
The trip to the Happisburgh Lighthouse was good, with wonderful views from the top.

“A great place to stay, with a very warm welcome”
Our second visit to Holmes House. A warm welcome from Cas on arrival and as usual a fabulous welcome pack. It was like coming home. The house is so clean and comfy and, importantly, very dog-friendly. We all enjoyed Weavers Walk which is right on the doorstep.
We had glorious sunshine most of the week and made good use of the garden.
The local area has some very dog friendly pubs and cafes.The beaches are fabulous for dogs, our favoutites being Walcot, Sea Palling and Winterton.
We will definitely visit again, thank you

Totally relaxing. Fully enclosed garden for dogs, which are really welcomed. Walks right on doorstep into lovely countryside.
The property is set in beautiful surroundings, very peaceful and rural yet within easy reach of towns and beaches. The house is fully equiped with everything you could ever need.
On arrival we were greeted with a welcome pack which even included hand made biscuits for our dogs. This is our second visit, a real secret haven

“Happy dog = happy owners”
The cottage exceeded our expectations. It was warm, clean, bedding and lots of towels and throws. The owner was welcoming, friendly and met us at the end of our holiday to see if everything was satisfactory. The welcome pack was lovely and showcased local produce, cakes, bread, eggs, jam and doggy treats.
The garden was fully fenced and secure. There was lots of info about places to go, local walks etc. A long distance footpath The Weavers Way is literally on the doorstep. The cottage is very quiet situated near the end of a no through road so the only passing traffic is going to the two properties lower down.
I would recommend this property for dog owners - no limit to number of dogs. I would also recommend this for families and couples. My only comment for families with really small children would be the stairs are open tread so they would need to be supervised. There is a stair gate fixed to the bottom of the stairs. The owner was clearly proud of his cottage.
Dog friendly. There are no lists of rules about dogs not sitting on chairs, wiping paws before going in, staying out of bedrooms or being left alone. The owner left guests to use their common sense to decide what was acceptable. It is nice to stay at a cottage that isn’t filled with secondhand furniture on the assumption that dogs will damage it!
